Sales of Palos Verdes real estate for November 2019 increased compared to last month ( 61 Palos Verdes houses sold in November vs 50 homes sold in October).

There were 60 pending sales of Palos Verdes Homes in November which decreased from the 66 homes pending in October. 

Average sales price for Palos Verdes homes sold in November went down slightly at $1,647,000 compared to $1,663,000 in October,

Average days on market in November decreased to 46 days from 68 days in October. 

Months of inventory (months it would take to sell existing inventory at the current rate of sale) decreased to 2.9 months in November for Palos Verdes homes for sale compared to 4 months in October. (Normal markets consist of 6 months of inventory.)

Currently, there are 170 single family Palos Verdes homes for sale.

3 – Daily Gratitude Check-Ins – Write three things you are grateful for on a sticky note and glance at it regularly. Take daily walks…reflect on what you are grateful for. Studies show that counting your blessings increases well-being.

Nothing says community like the Manhattan Beach Hometown Fair

With a hometown feel and a place for everyone, The Manhattan Beach Hometown Fair has had the privilege of celebrating the South Bay community for 47 years.

Run by a 20 person volunteer board in partnership with the city of Manhattan Beach, tens of thousands of people flock to Manhattan Beach the 1st week in October to join in the fun.

There is also the 42nd annual Manhattan Beach 10k Run on October 5th that is put on separately from the fair. You can register in-person at Village Runner, Manhattan Beach Until Friday, October 4. 1840 N. Sepulveda Blvd. 10am-7pm

Make More Time?

July 2019 Sales Report – Palos Verdes Peninsula & The Beach Cities of Los Angeles

July & August are historically slow times in real estate sales.  But it is interesting to note according to the July Sales Statistics that the current price per square foot for the “sold”  properties is in line with the price per square foot for the “asking price” for most cities except for Rolling Hills.

Real Estate Sales for November 2018 – Palos Verdes Peninsula and Beach Cities

According to the California Association of Realtors, the housing market sputtered in November.California housing market sputters in November

– Existing, single-family home sales totaled 381,400 in November on a seasonally adjusted annualized rate, down 3.9 percent from October and down 13.4 percent from November 2017.

– November’s statewide median home price was $554,760, down 3.0 percent from October and up 1.5 percent from November 2017.

– Statewide active listings rose for the eighth straight month, increasing 31 percent from the previous year.

– The statewide Unsold Inventory Index was 3.7 months in November, up from 3.6 months in October.

– As of November, year-to-date sales were down 4.6 percent.
